Carriage: These doors mimic the look of doors found on old carriage houses in the days of horses and buggies. Because of their rustic look, they are often favored in the West and Southwest of the United States. The doors swing open like oversized French doors and hang from jambs on hinges. With their unique look, they create an area of visual interest for your home and are quite energy efficient. The downside is they require a considerable amount of clearance to work properly. Because most carriage garage doors are largely composed of wood, you may need to replace deteriorating or rotting door materials. The average cost for carriage garage door repairs is $133.
Warning! If the door is partially open and crooked, don’t touch it. Period. It’s a sign your door is off balance, and it’s usually caused by a problematic cable. It’s likely the door is still under tension from the spring, and one false move could send a 150-pound door crashing down, causing damage or injury, says Vincent Johnson, owner of Garage Door Doctor of Cypress, Texas.
In order to prevent injury, garage doors automatically reverse if they come into contact with an obstacle. When the door closes halfway but then reverses for no apparent reason, this may be a sign that there is something preventing it from closing, something that you can't see. Check the tracks for stuff like dirt, rocks, bits of trash, or other debris. Give the tracks a wipe-down to dislodge anything that might be getting in the way.
One spring or two springs? If you have a two-car garage, it’s industry’s best practices to replace both springs, even though only one may be broken. When one spring breaks it makes sense that the other spring will most likely break shortly thereafter. Why pay for another service call? Additionally, since springs need to have the same tension, replacing only one is not effective.

Go for the look of wood with less upkeep with low-maintenance faux wood composite & steel garage doors from our Canyon Ridge® & Coachman® Collections. Our Gallery, and Classic Collection garage doors are also available with Ultra-Grain®, a wood look durable paint. If you’re looking for a more traditional look, our Classic™ Collection of steel raised panel and flush panel garage doors complement most home styles. Insulation increases the efficiency of your door and can lower your electric will. You need R-value garage doors. These type of doors keep out hot and cold air and also provide a sound barrier between the outside and your garage. Insulated doors use polyurethane or polystyrene foam as insulation inside the door. Spring Issues - Unless it is due to an obstruction of some type, uneven movement of your garage door is likely caused by a problem with the spring mechanism. Roll-up doors generally have one center-mounted torsion spring. The tension on torsion springs is great. Therefore, it is necessary to call a professional for any repairs to this type of spring mechanism to avoid serious injury. Because replacement of these springs or cables in a garage door can take at least two or three hours of labor, costs can average $300 or more.
DIYers are generally steered away from working with torsion springs because installed springs are always under tension. To safely remove a torsion spring, you have to control the tension by holding the spring with a solid metal winding bar, then you loosen the spring from the rod and manually unwind the spring using two winding rods. The spring is potentially dangerous until it is fully unwound. By contrast, extension springs have little or no tension when the garage door is fully open.

The technician did a wonderful job - arrived on time and completed the job in less than 2 hours. I would have given him a 5 on everything if he had returned to add the additional piece (a piece that is fixed to the door frame for better insulation) to my door on the outside on the day he said he would come back. The piece he brought was of wrong color and he said he would be back with the right color the first day after New Year's Day to put up the piece. I hope he can come back soon.
While there are times you may be able to fix the problem yourself, there are many reasons it may be best to leave the garage door repair up to the professionals. Knowing what’s wrong with your garage door may help you to determine if it is a problem you can tackle or if it’s time to call someone for assistance. To help you troubleshoot your garage door issues, here are the top 10 reasons your garage door won’t work.

NEVER use screwdrivers, pin punches or pliers handles to wind or unwind a torsion spring. Trust us: This is the best way to wind up in the hospital. Don't even think about doing this job without a proper set of winding bars. You can buy a set of professional hardened-steel winding bars for about $25 from online suppliers. (Garagedoorpartsusa.com and stardoorparts.com are two online sources that sell winding bars, springs and other parts.) Professional winding bars work with 1/2-in. and 7/16-in. winding cones. If your winding cones have 1/2-in. openings, you can make your own winding bars by cutting a 36-in. length of 1/2-in.-diameter round bar stock in half (buy round bar stock from any hardware or home center). Just file a smooth bevel on each end so it slides into the winding cone holes easier.

The low rating on the CS is due to the fact that inwas out of town and my wife called because the garage door wouldn't open. We had repairs to the only other exit, and the CS said because it could be opened manually, it was no emergency. She was stuck in the house for over Sixteen hours. No emergency crew came out. Steve, a tech who came out the first time, fixed the door. It is not his fault CS took their sweet time to help a 45 year customer. I commend Steve. I do NOT have anything good to say about CS.

My garage door has been acting up. Not wanting to work sometimes. I noticed the blue light flashing on the opener when I push the remote button. Today it will not open. That is the only way in, so I can't go in the garage from inside the house. I can't pull the cord to release the belt drive. How do I open it now? I never did run wires to the manual button into the house. I have to use the opener. Only have one I can find now. It is not working. I need in there now.
Roberto was very courteous and explained the details of what he was doing. He also pointed out a repair I might consider having done (replacement of the bottom panel of my door) and asked the office to follow up with me on this. Someone did follow up with me and since replacement of the bottom panel is not an option and I would have to replace the door, I decided that I can wait.
There are knobs or dials located somewhere on your garage door motor that you can use to adjust the limit settings. The exact location and resetting procedures will vary depending on the brand and model of garage door you have. Your owner’s manual should have more specific information on how to adjust your limits. You may need to experiment with a few adjustments before finally getting the correct setting. If you find that adjusting the limit settings isn’t working, it might be time to call a technician to come and help get your garage door to stay closed.
If you want to do the repair yourself, get several phone estimates first, because rates vary widely among service companies. Most garage doors are heavy (200 to 300 lbs.), so call in three strong friends to help you lift the door and hold it open while you lock it in the full raised position with a locking pliers. Then move your vehicles and have your friends help you lower the door.
These instructions were first posted in 2005, and they were updated in August of 2008. I have been frank about the hazards of garage door repairs and about my own accidents incurred while replacing torsion springs. For what it's worth, you might be surprised to know that I, too, have benefitted from producing these instructions. I have not had any garage door accidents since we first published these on the web in 2005. And, in as much as I have helped keep other DIY-ers out of the emergency room, I consider myself somewhat of a medical practitioner.

10.5 If the spring comes loose from the cone at about 6 turns, you are probably winding the spring backward because the springs are on the wrong sides. Switch the springs. Otherwise, after winding the torsion springs, you will need to stretch the springs and secure the winding cone. First, mark the shaft 1/4" beyond the winding cone with tape or with a file. We stretch the springs because the shaft floats horizontally between the flexible end bearing plates as the garage door operates. Although this may be as little as 1/4" the binding of the coils as the door closes often keeps the door from closing completely, especially when the springs and bearings are dry and need lubrication.
10.4 Raise the second bar 90 degrees and insert the first bar. This is "three." Continue winding. If the spring shortens in length, unwind the spring and switch sides - the springs are on backward. Otherwise, continue winding until you reach a count of "30." This is 7 1/2 turns, which is normal for most 7' doors. Longer life springs are wound the same number of turns. Newer steel doors with only one strut on top often need only 7 1/4 turns. On 8' doors count to 34. Each time you insert a bar into the winding cone, listen for the click to let you know the bar is in all the way. Not inserting the bar all the way could cause the cone to explode.
It you have a tilt-up door, you are looking at a $150 – $200 repair or replacement. If it’s a roll-up door it’s going to cost you more. Roll-up door spring repair or replacement is usually around $200 – $250 for a 2 car door. If the brackets need to be disassembled to remove the springs due to the shaft not sliding sideways enough it will cost you an additional $50 – $100.
As mentioned in issue #2, garage doors are designed with a reversing mechanism that prevents them from crushing objects in their path. If you find that your garage door closes part way and then goes back up, this can be triggered by objects on the ground blocking their path such as garbage cans or toys. It could also be caused by a buildup of debris on the tracks that prevents the rollers from moving forward. This could include small items like rocks, gum or mud buildup. If the door hits even a small object on the track, it will go back up to avoid crushing whatever is underneath it.

Instead, try other methods that might break the frozen connection between the door and the floor. For example, you can use a heat gun or hair dryer to melt the ice and free the door. Standard de-icing products can also work. And if you are careful not to damage the door or the seal on the bottom of the door, you can use a flat shovel or similar tool to chip away at the ice.
9.13 If you have a spring anchor bracket with a fixed steel bearing, check for wear at the point where the shaft and bearing race meet. The shaft needs to be free to slide sideways inside the bearing. File the shaft if needed. Lube the bearing. Notice that only one bearing is needed for two torsion springs. This bearing keeps the shaft from rubbing against the inside of the stationary cones and on the center bracket. Your garage door may not have a center bearing. If so grease the shaft where it will be rubbing the bracket and the insides of the cones.

Local hardware stores often carry a selection of lubricants, torsion conversion kits, safety cables, ball bearings and extension springs. These retailers sell everything from lubricant to torsion-spring conversion kits and garage door tools. They also tend to offer information to their customers and help them locate the parts they need and understand how to complete a specific repair.

If your photo eyes are clean and the door still isn’t closing, the next thing you’ll need to do is check the alignment of the eyes. The eyes should be pointing in exactly the same direction and at the same angle. If they’re off, they won’t register that the other one is there, and it’ll assume something is in its path, causing the door to stay in the open position. When checking the alignment, measure the height of each photo eye from the ground. Use a level to make sure they’re pointing directly across at each other at the same angle. A laser level will make this part a little easier, but if you don’t have one, a regular level will work as well.

I went on Garage Door Nation website to look at the conversion chart from 1 to 2 torsion springs. For my 1 spring, size 2"/0.250ID/30.5" length, they recommended 2 of 2"/0.207ID/24" length. I got this kit from Amazon for $64 with $11 overnight shipping even though I could get free shipping through Prime over the weekend, but I couldn't wait for 3 more painful days. Installed it followed YouTube video. Worked better than my old one, a lot quieter. Check the video if you want to install one yourself. Professional installation costs hundreds of $$$:
Once the lock switch has been activated, you can only control the garage door via the wall control unit. You may have forgotten to de-activate it after coming home from an extended period away, which is why the garage door seems to be stuck whenever you attempt to use your remote. Check to see if this is the case and simply unlock your remotes by pressing the lock switch again.
If your door feels heavy, it is likely that your springs have started to wear down and are no longer capable of bearing the weight that they once did. Now, don’t worry, just because a spring is starting to lose its strength doesn’t mean it will snap at any moment. However, simultaneously, a weak spring isn’t any safer to try and repair on your own.
Carter door: Garage doors in Florida come with extra bracing on the back and are wind-loaded to protect against hurricanes. The average with is 350 lbs. but some can weigh as much as 800 lbs. It can cost up to $1,000 dollars to replace a steel two-car garage door and if it’s made of wood it can cost you up to $5,000 dollars. Some customized doors can be as much as 20 – 30k.
If you're like most people, your garage door is your primary entrance to your home. It's convenient to use and parking in the garage provides protection from the elements. Garage doors have several moving parts, including the door springs that help raise and lower the door. These springs do eventually break down, leaving the door inoperable. When this happens, it's time to repair or replace the damaged parts. This cost guide shows you what it costs to hire a professional to repair or replace any garage door spring.

Depending on the type and location of the damage you might have an alternative to replacing panels, or entire garage doors. One solution to give new life to your garage door is repair. Small dents, rot, rust or holes can be repair without replacing. Depending on what wrong with the panel, average prices for repair are $130 for steel door repairs, $190 for wood, $170 for aluminum and $150 for fiberglass. Garage door panel repair can save homeowners money, but should be weighed against garage door panel replacement.
9.14 Slide the springs to the bracket. Double-check to make sure you have the right wound spring on the left side and the left wind spring on the right side. Turn the springs until the ends are facing you. The wire at the ends of both torsion springs here at the bracket should be pointing down. At the winding cones at the opposite ends, the spring wire points up. If not, reverse the springs. About once a month we get a phone call from a do-it-yourself customer who begins the conversation with, "I wound the garage door spring to about six turns and the spring came loose from the cone." We normally refer them back to this step and suggest they switch their springs.

Step 5: Check for loose hardware, and tighten as needed. On swing-up doors, check the plates where the spring is mounted to be sure the screws are tight, and tighten any loose screws. On roll-up doors, check the hinges that hold the sections of the door together; tighten any loose screws, and replace any damaged hinges. Sagging at one side of the door can often be corrected by servicing the hinges. If a screw hole is enlarged, replace the screw with a longer one of the same diameter, and use a hollow fiber plug, dipped in carpenters' glue, with the new screw. If the wood is cracked at a hinge, remove the hinge and fill the cracks and the screw holes with wood filler. Let the filler dry and then replace the hinge. If possible, move the hinge onto solid wood.

Although there are several tutorials detailing how to work with garage door springs, repairing or replacing garage door springs is a dangerous job best left to the professionals. The springs are under a significant amount of pressure, and a single mistake while working on the springs can cause serious injury or damage to people and property. Many homeowners also find that some stores refuse to sell garage door parts to amateurs, which makes it difficult to purchase the necessary parts for the repair or replacement job. Anyone who decides to attempt this work needs to spend time carefully learning each step of the process, purchase the necessary tools and take precautions to improve safety.
Since garage doors come in all weights and sizes, the right springs need to be installed in order to properly balance the door. If a technician puts the wrong spring on your door, not only will this damage your garage door system, but it will cause the garage door opener to do more work than it was built to do. This is why Precision technicians only install the right springs for the door's weight and check their work by performing a balance test.

The shaft needs to be free to slide sideways inside the bearing. File the shaft if needed. Lube the bearing. Notice that only one bearing is needed for two torsion springs. 6.7 It's now time to unwind the spring. Firmly position yourself on a steady ladder beside the garage door. Next, insert the bar into one of the holes of the winding cone. Make sure it goes all the way in. It should click when your bar hits the core. If you want to test the force you will be handling before loosening the set screws, push up on the bar one quarter turn and bring it back down. Next, while grasping the other end of the bar firmly, loosen the set screws with an open-end wrench or small adjustable wrench loose enough to come free should the cone spin. Be prepared for the torque to be transferred to the bar.
